REGULATIONS AFFECTING PLATTING

PLATTING QUESTIONS AND ANSWERS

1.  What is a plat?

     A plat is a geographical description that aids in recording and deed description.

2.  Does Weston require a plat?

     Yes.  Plats are required in the city limits as well as in its Extra-Territorial Jurisdiction (ETJ).  Plats are recorded in the Collin County Clerk’s office.

3.  When do I need to plat?

     a.  Before there is construction of any buildings, streets, utilities, or any other improvement to any tract of land, if the land has not been previously platted.

     b.  When dividing the land into two or more parts.

4.  Can I transfer a piece of my property to a relative with a plat?

     No.

5.  Is a survey a plat?

     No.

6.  Is a metes and bounds property description a plat?

     No.

7.  Where do I get a plat?

     Your surveyor will prepare your plat.  If you don’t have a survey, be sure to advise the surveyor to prepare both at the same time.

8.  What is Weston’s platting fee?

PLAT SUBMITTAL STEPS FOR:

(1) amending plats described by Section 212.016;

(2) minor plats or replats involving four or fewer lots fronting on an existing street and not requiring the creation of any new street or the extension of municipal facilities; or

(3) a replat under Section 212.0145 that does not require the creation of any new street or the extension of municipal facilities



1.  Obtain a PLANNING SUBMITTAL APPLICATION from the City

2.  Provide your surveyor with the PLAT CHECKLIST FOR SURVEYOR

3.  Once your surveyor has completed the plat, have him email it to cityhall@westontexas.com for review.

4.  COUNTY APPROVAL

Obtain approval of your plat for the On-Site Septic Facility (OSSF) from Collin County Development Services located at 4690 Community Avenue, Ste 200, McKinney TX 75071 - (972) 548-5585.  Hours are 7:30am – 4:30pm M-F. Their application can be found at 131,028 

NOTE:   (Per TX Administrative Code 285.4 (3), CCDS has 45 days for review)

5.  Obtain an ORIGINAL Tax Certificate (showing all taxes have been paid through the current year) from Collin County Tax Assessor located at 2300 Bloomdale Rd, Ste 2324 McKinney TX 75071 - (972) 547-5020.  Hours are 8:00am – 5:00pm M-F (7pm Th). 

6.  CITY APPROVAL

Before bringing the final plat to the City for approval and signature, be sure that ALL required notarized signatures are completed (Surveyor, Owner, Collin County Development Services)  Then submit the following to City Hall:

a.  Completed application

b.  One digital copy of the plat (email or USB)

c.  A minimum of two signed 24”x36” paper copies for the City’s signatures.  These copies will not be returned so bring extra for yourself, if you wish.

d.  Tax Certificate (see # 5)

e.  Check or money order in the amount applicable to your plat (see City of Weston’s current Fee Schedule).  Payment to the City must be a check or money order made payable to City of Weston.  The City currently does not accept credit/debit cards.

7.  COUNTY AND CITY FILING

a.  File your plat with the Collin County Clerk’s Office located at 2300 Bloomdale Rd, Ste 2106 McKinney TX 75071 - (972) 548-4185.  Hours are 7:30am – 4:30pm M-F.  See regulations for filing with Collin County Clerk HERE.  See Collin County fee schedule HERE.

b.  Return one stamped copy to Weston City Hall for permanent retention.
